"Developing a Comic Vision" with Tim Gard

In this fast paced, laughter-filled presentation Gard will show how and why you should choose to harness laughter to avoid stress. Discover ideas for desk toys and stress busters at work and get a chance to play in Gard's famous noseflute band. Gard will reveal four steps to overcoming stress through laughter and participants will also learn ways to balance unavoidable stress, and how to use humor as a skill. In this session you will:

  • Harness how to use humor as a skill.
  • Discover how to use laughter and good humor to prevent or cope with stress.
  • Learn to distinguish between good and bad humor and how to avoid bad humor with Gard's Good Humor T.I.I.P.
  • Explore the physical and emotional benefits of laughter.
  • Learn how to identify and defuse situational stress at work.
  • Learn four steps to harnessing laughter.

Tim Gard, CSP is a nationally recognized humorist and authority on stress reduction through humor. During the last decade, he has delivered his entertaining and informative lectures before federal, state, county, civic and professional groups attending conferences both nationally and internationally. He has written several articles on stress reduction through humor, his seminars have been televised in several states and he has been a guest on TV talk shows.

II-A "Part I: Common Sense Selling" with Clint Swindall

"Sales" is a dirty word to a lot of people. In fact, there are many common descriptions of the word "sales" -- high pressure, trickery, slick, white shoes and plaid jackets! Because most people love to buy and hate to be sold, there must be an effort to change that negative perception in the minds of our clients and prospects.

The best way to do this is to stop using the trickery of the traditional sales process, and focus on the natural buying process. It's not hard. In fact, it's common sense! After attending this session, not only will you have a better chance of selling, you will have a better chance of building a relationship, which will mean much more than a simple sale down the road.

Clint Swindall is the president of Verbalocity, Inc., a leadership development company devoted to enhancing the leadership experiences of clients by designing, developing and delivering tailored leadership solutions. Swindall began his career at SBC Communications, Inc. (SBC) after graduation from Southwest Texas State University. As a participant in the company's fast track leadership program, he quickly gained hands-on leadership experience in sales, marketing, customer service, finance and technology. In his first year with the company, he moved a customer service team from last place to first in all key measurement areas. At 27, he managed all sales and operations for a multimillion-dollar business unit within Southwestern Bell, the telephone subsidiary of SBC.

There is a Nike commercial that includes the phrase: "True competitors know that they do not win the SILVER - they lose the GOLD!" It's true! Have you ever seen a cheerleader at a sporting event put two fingers in the air and yell 'We're number two!'? It never happens. In this informative and fun-filled presentation, Wilkinson will demonstrate unique and effective ways to motivate both designated leaders and other employees to constantly "Go For The Gold." You will learn that in doing this, both internal (the workplace) and external customers receive the type of service, quality and performance that they so rightly deserve.

Bruce Wilkinson, CSP, is a management consultant, motivational speaker, workplace trainer, and implementation specialist. He has degrees in both Safety Engineering and Occupational Safety and Health. As owner of Workplace Consultants, Inc., and Wilkinson Seminars and Presentations, he has delivered enthusiastic messages to clients such as Sara Lee, Six Flags Theme parks, Hershey's Chocolate, and Xerox. Wilkinson's programs help attendees achieve optimum employee performance. His programs have also helped clients establish an effective and positive workplace culture based on recognition, respect, integrity and consistent follow up and feedback.

Brenda McClain is a noted national speaker, trainer and consultant with 20 years of property management experience. Through her company, Brenda McClain & Associates, LLC, she serves client needs for training and consulting. As the former National Director for NHP Management, now known as AIMCO, McClain was responsible for the education of 3,500 employees. She has developed more than 100 courses and presented property management classes to more than 30,000 people in her career.

III-C "Balancing Life, Work, Family and Friends -- You've Got to Have a Sense of Humor" with Bruce Wilkinson

Finding balance in 21st Century life can be pretty challenging. Long hours, customer expectations, employment issues, regulatory problems and family concerns can take their toll. This will be an enthusiastic, informative and fun-filled program for individuals who are in leadership roles, manage people, work long hours, are career-minded or generally for anyone who wants to laugh, reduce stress and bring balance and enjoyment back into their life.

IV-A "Part I: Pro-Active Occupancy Solutions" with Robert Hammond

It's the difference between acting and reacting. It's the conscious choice between taking charge of your leasing opportunities or letting the prospects take charge of you. Leasing apartments has never been harder, and increasing challenges call for new approaches to keep prospects at your door ...and competition away from it. This presentation introduces a program that goes far beyond traditional leasing techniques to provide new management and accountability procedures that will help you to get the most from your leasing efforts. This session will teach you how to:

* Create enthusiasm by getting the entire team involved in discussing follow up and closing approaches to new lease and renewal opportunities.

* Generate a projection for the month by listing prospects, analyzing volume from current traffic sources, applying a realistic closing ratio and plan how to get more traffic.

* Educate and excite the team with the timely introduction of much-needed training.

* Solidify the attitude that nothing is more important than new leases and renewals.

Robert Hammond is a dynamic and entertaining trainer with a results-oriented approach to Leasing, Marketing and Advertising. As the former National Marketing and Training Manager for the Apartment Guide, Hammond's training programs and expertise have influenced hundreds of sales people and customer service teams. As a national speaker, his 12 years of experience include presentations to many national property management companies and apartment associations. He has a degree in Advertising from the University of Kansas, and is a certified trainer for the highly successful Counselor Salesperson Program from the Wilson Learning Corporation. Hammond is a member of the National Apartment Association's National Suppliers Council, Strategic Growth Task Force, 2003 Conference Committee and NAA Education Foundation.

IV-B "Conflict Resolution for Property Management" with Brenda McClain

Understanding day-to-day conflict is paramount for all aspects of property management whether interacting with residents or employees. Customer service is mandatory for professionals of the twenty-first century. But, if anger or the "blame game" are issues with your residents or employees, then this is the session for you. Learn how to resolve conflict in every scenario from a win-win standpoint. This interactive session will put you back in charge of your property's small or large conflicts.

IV-C 'Part I: Fair Housing Today" with Bill Hale

As property management professionals, understanding and complying with fair housing law is vitally important. In this 2-part session, you have the opportunity to gain detailed understanding of fair housing law and its impact on residential housing transactions. Using exercises and case examples, discussions will include enforcement authority, liabilities for violations, statutory prohibitions, statutory exemptions, and the relationship between federal, state and local fair housing enforcement agencies. The presentation also will include what fair housing enforcement agencies and the courts factually consider in determining a violation of fair housing law.

Bill Hale has spent 26 years enforcing laws prohibiting employment and housing discrimination as the executive director for human rights commissions, including the Fort Worth and Texas commissions. Hale assisted in the drafting of the Texas Fair Housing Law, co-sponsored with HUD two national fair housing conferences and served on HUD's National Fair Housing Advisory Committee. In addition, he authored the Fort Worth ordinance prohibiting employment discrimination. Hale authored the Texas Commission on Human Rights act and assisted in securing its passage by the Texas Legislature. Hale designed Equal Employment Opportunity (EEO) compliance training programs for managers and supervisors and conducted thousands of hours of training for private and public employers utilizing these programs. He designed affirmative action programs and consulted with employers on the implementation of these programs. Hale served two consecutive terms as president of the International Association of Official Human Rights Agencies and has lectured nationally and internationally on U.S. civil rights laws and has received numerous national and international awards for his work in civil rights.

V-A "The Science & Experts in Mold Cases" with Del Malzahan, Michael Cornwell, and Thomas Bedsole

What's wrong with today's buildings? What does science tell us about mold exposure? How has the legal system handled mold cases? These questions and others are fueling a national debate on mold. Furthermore, given the constant diet of newspaper stories about huge jury awards, national celebrities portrayed in headlines as mold victims and the Internet serving as the "ultimate" fountain of knowledge, public awareness of the indoor mold issue has reached an all time high. As a result, thousands of insurance claims have been filed and a cottage industry of mold assessment and remediation services has appeared almost overnight to meet the demand. Unresolved mold insurance claims are filling the court dockets with litigants and plaintiff attorneys are finding some new and some reincarnated scientific experts to help win their cases. Worst of all, a lot of people are just plain scared.

Where is all this headed? Are the health concerns real or are they fueled by greed? Who are the experts that we should turn to for help? Can we rely on the legal system to resolve this controversy? We will attempt to answer some of these questions by first discussing the water intrusion and moisture problems associated with multifamily buildings. Next we will focus on the science related to mold and finally we discuss some of the more significant legal issues that apartment owners and managing companies are facing.

Delno D. Malzahn is a Board Certified Industrial Hygienist and a Senior Managing Scientist in Exponent's Health Practice Group. Exponent is as international scientific and engineering consulting firm. Malzahn's professional expertise is concentrated in environmental engineering and occupational health fields. He is currently assisting major corporations, insurance companies and law firms with toxic tort cases, including several involving mold, environmental liability and regulatory compliance issues. He has extensive management and technical experiences related to occupational health investigations and compliance, indoor and outdoor air quality studies and environmental remediation. His clients often take advantage of his knowledge and experience in health risk communication, technical case management and strategic planning. Malzahn has a Masters of Science degree in Environmental and Industrial Health and Bachelors of Science degree in Meteorology and Oceanography, both from the University of Michigan.

Michael Cornwell is a Managing Architect with Exponent. He specializes in building design and construction technology as it relates to construction defects analysis, design and construction codes, standard of care evaluations, and testing, inspection and remedial design of most building systems and related components. He has experience conducting failure analysis, testing, and remediation of architectural building components and has worked extensively with all major building cladding systems. He also performs specialized material evaluations of glass, aluminum, masonry, steel cladding, and exterior insulation and finish systems. He has expertise in historic property preservation and restoration and conducts land development and zoning analyses. Cornwell holds a Bachelors Degree in Architecture from the Illinois Institute of Technology and is a registered architect with the National Council of Architectural Registration Boards, and the states of California, Illinois, Minnesota, Pennsylvania, Michigan, Virginia, and Wisconsin.

Thomas F. Bedsole is a partner with Locke Reynolds in Indianapolis. He practices in the firm's Business Litigation, Construction, Real Estate and Tort Litigation Practice Groups. Bedsole devotes his practice to business and real estate related matters, concentrating on trial work. He has significant expertise in real estate, construction and business litigation and also represents several major retailers in negligence cases. Bedsole authored Defending the Premises Liability Case for the Practical Litigator, a joint publication of the American Law Institute and American Bar Association, and co-authored an article for the Defense Research Institute entitled, The Attorney Client Privilege Revisited. Bedsole is an honors graduate of The Ohio State University College of Law and received his undergraduate degree from Indiana University with an accounting major and an outside concentration in physics. Bedsole is also the firm's liaison to the Builders Association of Greater Indianapolis (BAGI), the Indiana State Builders Association and the National Association of Home Builders, and chairs BAGI's Governmental Affairs Committee. Bedsole is a member of the American and Indianapolis Bar Associations.

VI-A "Maximizing Resident Satisfaction and Renewals - National Study Unveils the Keys to Sound Retention Programs" with Doug Miller

Prepare to be shocked by the reasons residents choose not to renew leases, as well as their suggestions! This summary of thousands of resident satisfaction telephone studies conducted across the nation could change your thoughts on resident retention forever! The findings have significant implications on what the focus should be for resident retention, customer service and lease renewal programs. Detailed tables, charts and examples of programs will be included.

Doug Miller, President of SatisFacts Research (and The Miller Marketing Group, an apartment marketing consulting firm), has worked with hundreds of communities nationwide. Miller was previously Director of Marketing for national owner/manager Forest City Residential and several other firms. Regularly published in Units, The Apartment Professional and The Journal of Property Management, Doug is an Industry Expert on Sales & Marketing Magic Online's Marketing Bulletin Board, and a Facilitator at their Brainstorming events. Miller also speaks frequently, including at the 2002 National Association of Home Builders Multifamily Pillars of the Industry Conference and the 2002 National Apartment Association Conference and Expo.

VI-B "Crisis Management" with Charles Smith, Bill Hale, and Melissa Hickman, Robyn Guidara

A distinguished panel of experts will provide the "need to know" facts of crisis management. Special Agent Charles G. Smith, an FBI representative, will discuss specific threats of terrorism targeted at the multifamily housing industry, share case studies from abroad and discuss what managers can expect if special forces, such as the FBI or a SWAT team, arrive on their property. Bill Hale, an attorney specializing in fair housing law, will conduct a participatory session focusing on the threat to the multifamily housing industry following September 11, and his experience in responding to domestic terrorism within the context of fair housing laws. Melissa Hickman, president of Hickman + Associates, a Carmel-based strategic communications agency, will conclude the session by outlining strategies for communicating with multiple audiences, such as the media, residents, owners and shareholders during a crisis. In addition, she'll provide strategies for moving beyond the crisis.

Special Agent Charles G. Smith entered duty with the FBI in January 1983. Previously stationed in Charlotte, NC; Tampa, FL; and Detroit, MI, Special Agent Smith was assigned to the Indianapolis division in 1991.

Smith is assigned to the Counter-terrorism Squad where his responsibilities include the weapons of mass destruction and the special events programs. Smith also serves as a security officer, firearms instructor and SWAT team leader. Smith has an accounting degree from the University of Illinois and is an U.S. Army veteran.

Melissa E. Hickman is the president of Hickman + Associates. Her professional background includes 20 years' combined experience as an account service supervisor and company principal at Hickman + Associates. Penny Barber Porsch is President of Porsch Partners, a newly developed management and marketing consulting firm. She works closely with top executives around the country building business plans, marketing strategies and training staffs to achieve top-notch performance. Prior to the transition to business owner, Penny served as President and Chief Operating Officer for Tarragon Realty Investors, Inc. with responsibility for 75 properties, which consisted of over 16,000 new construction and affordable units valued at over 650 Million dollars. Penny currently serves on the Board of Directors for the National Multi Housing Council as a committee member of "Pillars of the Industry" for the National Association of Home Builders, a facilitator for Sales & Marketing Magic's Brainstorming, and as a faculty member for Multi-Housing World.

Closing Session

"Overcoming Life's Goliaths" with David Weber

Everyone has "Goliaths," defined as barriers, obstacles, and challenges that people face, both professionally and personally. Yours could be dealing with change, handling stress, or just trying to balance personal with professional. Using the historical tale of David and Goliath as a template, Weber relates stories of modern day heroes who did not accept criticism from others. Babe Ruth and Hank Aaron struck out more than anyone in baseball, yet each of them is known for record-making home runs. Walt Disney was told he ad no natural talent as a cartoonist, yet his Mickey Mouse is known throughout the world. Each made the decision to overcome a Goliath.

In this session, Weber will address the importance of looking ahead, looking past the barriers, obstacles and challenges and focusing on the goals, objectives, and visions of the organization. Overcoming a Goliath requires a shift in vision. Take your eyes off of the obstacle and focus on the solution. Join friends and colleagues for this fast paced, upbeat, interactive, and fun closing session.

Dave Weber is an internationally recognized speaker who helps people "make progress on purpose" and he has the track record to prove his techniques work. An honors graduate from Mercer University, he simultaneously captained the university's NCAA Division I soccer and volleyball teams for three years and was accorded All-Conference honors in both sports.
